Precision Foundation Design for Challenging Waterfront Soils

The bid documents for both homes initially specified helical piles, and test piles were performed as part of the evaluation process. However, installation revealed inconsistent torques and varying depths, a common challenge when working in loose, sandy coastal soils.

Additional constraints complicated the project:

  • Narrow roads and light-load bridges limiting equipment access
  • Densely packed, high-end waterfront homes requiring low-vibration installation
  • Noise and vibration concerns that could impact neighboring properties
  • The risk of chasing torque to excessive depths with helical piles in loose sands

While helical piles are often an excellent low-vibration solution, the site-specific soil conditions made them less predictable for this application.
